LIFE IN THE CENTER
INTRODUCTION
The narrowest part of the city center of Zagreb is the home of this modern project. This urban architectural ensemble is characterized by buildings arranged in rectangular blocks and a clear and orthogonal network of streets. The unique strip of city squares and parks within the green horseshoe and other facilities make up a unique whole of Donje Grad.
ABOUT THE PROJECT
With our team, we started the construction and sale of a new residential building with a total of 6 luxury apartments at the location of Ulica Augusta Šenoe, within the innermost center of the City of Zagreb.
Architecture is an indicator of the time in which it was created, so our building fits in with its design, but still rises above the found urban environment, and emphasizes modern Zagreb architecture with a dynamic set of volumes.
A solution with a split floor plan and modern and attractive multi-room apartments, they want to achieve a high quality of living, from the ground floor all the way to the roof terrace.
ABOUT THE BUILDING
The residential building, which is located inside the residential block, was constructed as a free-standing building. A total of 6 apartments (S 1 – 6) are being built, green construction type with the latest materials and equipment with a high degree of self-sustainable functioning of the building.
The apartments are on three floors and each one has a ground floor, 1st floor. and a roof terrace.
Large window openings - frames in a regular classic grid, are the main elements of architectural design. Their main purpose is the possibility of gathering as much light as possible, the quality of ventilation and opening up the view of the rest of the block.
The simplicity of the design is enhanced by the use of a combination of traditional and modern materials on the facade. The mentioned combinations reinforce the compatibility of the newly built building with the traditional Zagreb block.
Exterior carpentry made of PVC and combined with aluminum blinds, guides and window frames, exceptional energy efficiency 98. Visual appearance and quality. It is equipped with anti-burglary shutters and mosquito nets with electric control as well as three-layer glass. All apartments are equipped with silent pipes, installation preparation for the possibility of installing an alarm. Access to the building is provided by passing through the street buildings through automatic doors.
The planned completion of construction is scheduled for June 2023.
CONSTRUCTION
By using the most modern computer programs for designing and static calculation of the structure, and by applying the technology of reinforced concrete construction, the highest seismic resistance of the structure was achieved.
The reinforced-concrete foundation slab, the load-bearing reinforced-concrete cerclages and the 25 cm thick reinforced-concrete mezzanine slabs are calculated according to EC8 – the seismic resistance of the structure.
Partition walls and ceilings of the apartments are made according to the Knauf system. The floor height is 290 cm.
ABOUT APARTMENTS
The apartment areas are from 76 to 130 m2 (net). Most of the apartments are oriented north-south, while two apartments are oriented north-south-west. Each apartment has a ground floor, a first floor and a roof terrace.
There are three four-room apartments designated S1-3 and three three-room apartments designated S4-S6 under construction.
All apartments have a common concept of a "green roof terrace" which will be part of the green area so that the owners can enjoy the summer days in the fresh air.
Each apartment has its own outdoor parking space, with an area of 11 m2.
HEATING AND COOLING
The apartments are heated using a condensing gas boiler (floor gas) in combination with low-energy floor heating.
The apartments are air-conditioned using the SPLIT system. Management, i.e. regulation of heating and cooling in each separate room, as well as the built-in thermostat, and there is the possibility of said regulation via smart devices.
AIR RECUPATORS WITH FILTERS AGAINST ALLERGIES
Unfortunately, more and more people have to live with difficulties caused by allergies. In order to enable our tenants to live in their home without these problems, recuperators are installed in all rooms. These are devices that ensure the supply of fresh air filtered from allergens without losing thermal energy and opening the window.

LOCATION
The location is the closest center of the City of Zagreb, which is characterized by extremely good connections with other parts of the city of Zagreb and close proximity to public city transport with several tram lines. Also, a very simple route of exiting and entering the city with a car is provided.
In the immediate vicinity of the building is the Main Railway Station, as one of the alternatives for travel.
This unique location in the center of Zagreb provides the owner with access to all essential facilities in just a few minutes' walk. That is, for example, 3 min. walk to Lenucij's horseshoe (Istochni perivoj, Trg kralja Tomislava, Trg J.J. Strosmayer and Trg N. Zrinski) and 5 min. walk to Ban Josip Jelačić Square and the Dolac market.
Daily amenities such as shops, schools and kindergartens, as well as cultural facilities such as museums and studios, are in the immediate vicinity. Along with them, there are many business activities, considering that there are a large number of offices and representative offices of companies, various state institutions, etc. in the surrounding area.

Equipment from renowned domestic and European manufacturers is installed in the building and apartments, and customers who express interest in the early stages of the project have the option of choosing equipment and adapting the floor plan of the apartment to their needs in cooperation with our architects.
PRICE AND CONVENIENCE FOR THE BUYER
The price of the apartments is €4,200/m2. The building is not included in the VAT system, so the buyer has the obligation to pay real estate sales tax in the amount of 3%.
ABOUT THE APARTMENT – S4
A three-story, three-room apartment for sale (ground floor + 1st floor + roof terrace) marked S4 and outdoor parking space PM4, total area 150.64 m2 (net 107.08 m2).
It consists of an entrance windshield and a hallway with a staircase, two bedrooms, a bathroom and a laundry room on the ground floor. On the 1st floor there is a spacious living room with dining area and kitchen (open space), a bathroom and a staircase to the roof terrace.
